I'm a licensed Washington real estate broker with Beyond Real Estate, serving Seattle, the Eastside, and greater King County. I deliberately take on a small number of clients at a time, and every one of them gets my direct attention and my candid read on price, on condition, and on whether to walk away.
Work with meHow I practice
- Quality over quantity. I limit how many clients I work with at once. You work with me directly. I do the research, the analysis, and the showings myself, and your questions get answered by the person who did the work.
- Candid to the core. You get the information I'd want if I were the one buying or selling: what a property is really worth, what's wrong with it, and what it will cost to fix. If I think a deal is a mistake, I'll tell you so and show you why. The decision is always yours. My job is to make sure it's an informed one.
- Skin-in-the-game experience. I've bought, owned, renovated, and managed property in this market with my own money. The advice I give clients is the same analysis I use for myself.
Washington experience that shows up in your deal
- A decade on the Eastside and in Seattle. I've lived, owned, and invested across Kirkland, Bellevue, Redmond, Kenmore, Bothell, Woodinville, and Seattle. I know these neighborhoods as a resident, not just from listings.
- Hands-on renovation experience. I've personally managed a full pre-sale renovation: cabinetry, flooring, bathrooms, appliances, contractor coordination, and punch-list work, with every decision priced against expected resale value. When I estimate repair costs on a home you're considering, it comes from having written those checks.
- HOA and condo depth from the inside. I've served as treasurer of a condominium association through a major multi-million-dollar exterior rehabilitation, including six-figure-per-unit special assessments. I read reserves, budgets, resale certificates, and meeting minutes line by line, and I know how assessments affect financing, resale, and buyer confidence.
- Real underwriting. I've analyzed and negotiated residential deals across Washington: rental income, renovation costs, resale value, cash flow, and total cost of ownership including dues, taxes, and assessments. I'm a software engineer by training and build my own analysis tools; every recommendation comes with the data behind it.
- Negotiation across the table. I've negotiated directly with sellers, brokers, contractors, vendors, and property managers on price, inspection risk, financing, and renovation assumptions.
For sellers
- Pricing grounded in data. My comparative market analyses are built from comparable sales, current inventory, and market conditions, and I walk you through the reasoning behind the number, not just hand it to you.
- Honest preparation advice. I'll tell you which improvements will return their cost before listing and which won't, based on renovations I've actually done.
- Negotiation with a clear head. Every offer presented with its real tradeoffs: price, terms, financing strength, and closing risk.
For buyers
- The full picture on every property. Condition, pricing history, resale outlook, and what comparable homes actually closed for.
- Condo and HOA diligence. I review resale certificates, budgets, reserves, and special-assessment risk with you before you're committed. I'm not an attorney and don't give legal advice; when a document raises a legal question, I'll say so and refer you to a real estate attorney.
- Renovation reality checks. If a home needs work, I'll help you estimate what that work really costs before you offer.
- A straight recommendation. Including "don't buy this one," when that's what the analysis says.
